Business Description
I have been a franchisee with Anytime Fitness for roughly 7 years. I own multiple businesses, and have been scaling down over the past 2 years to narrow my professional focus, allowing myself more time with my wife, and two young sons (5 and 3 years old).
I opened this particular club in 2020, with a complete building upfit, and state of the art equipment from Life Fitness, TRX, and Hammer Strength. I invested 620K into the business, building, and equipment prior to opening. With a strong attention to detail, I didn't spare a penny to make the design beautiful with an open concept and top tier equipment.
The business is almost completely passive for me, with a small profit margin of roughly 2.5K per month. When I was more involved, and we had a stronger focus on personal training, the profitability was north of 10K per month.
The gym/club has a strong reputation within the community. We are ranked a 4.8 out of 5 on google reviews. In a world where people are quick to complain, this is a tough metric to accomplish that I'm very proud of.
Owning a gym is an incredible experience, where you are able to help improve the health, self esteem, and ultimately the life of others. It is very rewarding.
The building is 6,000 square feet, standalone. Rent (with CAM invluded) is only roughly 7K! There are 2 five year renewal options, locking a low rate in for the next decade. I also have language within the lease that offers the first right of refusal to purchase the building, in the event that the LL puts it up for sale.
Our Club Manager is fantastic. She's been with my company for 3 years and is incredibly stable, reliable, trustworthy, and intelligent. I assume she would stay with the business if the new buyers want to retain her. If not, I will be happy to transition her into another business that I own - however, I will give the new owner/buyer the courtesy of keeping her without me recruiting her.
The business has roughly 250K in equipment value, along with a profitable reoccurring membership for instant cash flow. I'm pricing this very aggressively for a quick(er) sale, so that I can align my focus on 2025 priorities.
I am not open to owner financing. Please, only reach out if you're serious. At this price, I will have a lot of interest and don't want to waste my time with folks that don't have the true intention or financial means to move forward.
