Business Description
Homes (with very few exceptions) are required to obtain a home energy score from a licensed home energy score assessor prior to listing their homes for sale in Portland, Hillsboro, and Milwaukie. If the homeowner does not obtain the score prior to listing their home for sale, they will be fined by the city until they obtain the score. Our company has been providing home energy scores since the beginning (around 2018) and has completed thousands of scores. Last year we completed well over 500 scores.

There is very little overhead cost and this business can be run out of anyone's home (they will need transportation to the homes to provide the score and they will need to be a licensed assessor). Insurance costs are very low, equipment costs are very low.

In addition to the income earned from providing the scores, we provide 3D tours and floorplans and a few other minor items to increase our profit and take advantage of the home service appointment.

I know there are a lot of users on here searching for a business they can buy for easy passive income without doing anything. This is not that, but owning a home energy score business is a great opportunity for the right person / situation. There are 2 reasons someone might want to buy this established HES business with tons of repeat customers:

1. We perform about 500 in-home appointments a year, completing energy scores in Portland, Milwaukie, and Hillsboro. Anyone who already has a home service business in the metro might want to add 500 additional in-home appointments a year to the business calendar. The amount of things you could cross-sell in a home energy score appointment are endless. Perhaps they want to improve their score? Perhaps they need help getting the house ready for market?

I'll explain the second reason in the next section.



Market Outlook / Competition
Homes (with very few exceptions) are required to have a home energy score before getting listed on the public market or the sellers are fined. This requirement is in place for Portland, Hillsboro, and Milwaukie. When we first started in 2018 and the law was new in Portland we had a ton of competition. Over the years that competition has died off and now there is very little competition, and those that do compete with us typically have no advertising in place and perform other services. About 11,000 homes a year in our service area require a score. We complete about 500 (only a 4% market share). Lots of room to grow.

All the tools and equipment we use to complete the home energy scores and 3D tours are included (about $5K in value). Our website is included and all branding is included that we have access to and can easily hand over to the new owner. We have a paid off 2018 Ram van that is not included in the sale price, but is negotiable as desired.

Opportunities for Growth
Home energy scores are generally marketed to real estate agents, which there are about 8,000 in the Portland metro area. These real estate agents also need other services, which is why we offer Matterport 3D tours and Zillow 3D tours among other things when obtaining the home energy score for them. This increases our income. Since our company is providing a service for the Realtor and home owner prior to the sale, there is a ton of opportunity on what you could provide for either the Realtor or the home owner in marketing and prepping the home for sale. Additionally, other cities could mandate the score. Additionally, there has been talk (but no firm plans) of requiring home energy scores for rental properties (which would dramatically increase demand). If you wanted to keep the current employee (who is extremely low maintenance and competent), you could focus on expansion.

2. They want to expand the HES business or do the work themselves. There is one full time employee with a 60K salary. He works maybe 35 hours a week in our busy season April through July. (For example, this May we pulled in 11,000, I'm writing this in June 26.) The rest of the year he works between 10 - 20 hrs a week probably. Last year we pulled in 91K, and I paid him 60K, so after expenses was about zero. Most years I make a little or lose a little. I haven't cared as I run other successful businesses. However, if you had an employee who got paid by the score, you could ensure the profit. Or if you wanted to do the work yourself and let go of the employee, it's decent money for the time spent. Also, there is plenty of growth opportunity, which I'll discuss later.
