Business Description
For the past eight (8) years I have successfully ran a fun and family friendly escape room business with the same three (3) escape rooms. The themes are Papa’s Spooky Study (Ernest Hemingway theme), Pirate Treasure Hunt, and Havana JailBreak. People say these are some of the best rooms they have every played and there are some unique aspects and puzzles that stand out. The escape rooms are one hour long each and can accommodate up to 10 players per room at a time. All rooms are currently private, so that people can enjoy the experience without strangers in the room with them. The pricing has not changes in about five years, but I think it is at the right level already. It’s very popular with locals and tourists alike. Good clean fun!

Facilities & Assets
This is an historic building where Ernest Hemingway once lived when he first arrived in Key West. The building is around 8,000 square feet with the escape room space occupying 1,500 square feet on the ground level. There are three (3) different escape rooms.

Market Outlook / Competition
There is no direct competition, this is the only escape room for 150 miles. The nearest competition is in Key Largo.
Opportunities for Growth
PLEASE READ ***** The lease is expired and I have a verbal month-to-month with the landlord. The owners have listed the property for sale, but it is at a high asking price and is unlikely to sell any time soon. With that said, the business will need to be relocated if the building is not sold by September, which is reflected in the asking price. If a lease was in place, the business could be sold for $500K or more, so $150K is a fair price for someone who doesn’t mind relocating the business.
