Asset Sale Description
Newly opened laundromat in 951 Palm Ave Hialeah. The laundromat was purchased as an asset sales and I spent $350k on the build out. I opened in June but since I had no revenue I was able to win commercial ABNB and Hotel linen accounts. The business breaks even each month and a price increase is set to take place on the commercial accounts 1/1/26 which should generate profits. I also pay for a manager and a driver which is about $4000 per months in expenses you can get back if you take over the role. The self serve and the wash and fold has grown so if you want to remove the commercial accounts, it would also be close to break even. I am offering a seller note for 50% of the sales price with a 2 year interest only period for 8.5% and then a 5 year principal and interest payments at 7.5% interest rate. recourse would be to get the business bank after a 3 month default of payments. (only fair).
I achieved the miracle of breaking even after just 1 month of being open after I got the commercial accounts. The business is growing and can make profits but I live very far from Hialeah and cant spend the time to manage it well. I also dont speak Spanish which has been a challenge in the community. At the moment I have the dryers set for free which can be changed as you wish. I also charge $1.29 per pound on the wash and fold (less than anyone else in the neighborhood) but once stable can be increased. The weekly new clients is growing. The ABNB linen business is growing also. I only did this because of the lack of walk in clients but since its walking in now I think it is a good idea to put the ABNB linen cleaning at night and allow the wash and fold business to continue to grow
I also have a growing **PICK UP and DROP OFF** wash and fold personal clothes and spas that is up to $3500 per month and growing. I also service many car washes. The removal of the commercial hotels and keeping this business only would generate more profits as the business continues to grow. This $3500 is not part of the break even, it was money I recorded personally so if it goes to the business than it would generate that income as well
Spend a day in the laundry and you will see how much potential there is. I just did not realize how far going to Hialeah was for me so I only go once a week and I think it needs to be visited more to grow the business to its potential
Again if you are a hard worker and want to take on the manager role and the driver role it would actually be a good income for working for yourself.
I was told today that the new owner would be able to sell for $500k after years in the community and the generation of $8500 minimum each month net. so keep the income and sell higher.
